The Rental Property Simulator is suitable for both the first-time and experienced investor. It has all the
investment decision-making features you need to simulate almost any scenario, specific to the Australian property market.

By inputting specific criteria relevant to your investment, the Rental Property Simulator enables you
to project the returns of an investment year-by-year, for up to 30 years.
The initial 5 years are broken down into a monthly projection for more detailed analysis.
The Rental Property Simulator calculates your loan details, rental income, capital gain, expenses and
depreciation, taxation (pre-tax and post-tax cash flows), various return figures such as Return on Equity,
and lastly, post-sale returns.
Graphs are also included to provide you with a visual representation of the various parts of the analysis.

Standard Version
The Standard version is used to analyse a single property at a time. It consists of eleven screens (worksheets):
The Main Simulator, Expenses, Sensitivity Analysis, Graphs, five screens representing the monthly break-downs for years one to five,
and two reports. These screens are also common to the Advanced version and are detailed further down.
Advanced Version
The Advanced version allows you to enter individual investment details for up to three properties.
The year of purchase can be specified for each property. They can then be analysed in any combination.
For example, you can enter details for Property 1, to be purchased in 2006, and details for a Property 2,
to be purchased in 2007. You may then choose to analyse each individually, or combine the two (or a third)
for analysis of your potential property portfolio.
A snippet of the Advanced version, main Property Analysis screen appears below. You can see here
that you are able to select which properties you wish to analyse together (1, 2 & 3 shown). Each property is
brought into the investment scenario according to the year purchased. In the example below, property 1 was
estimated to be purchased in 2000, followed by property 2 in 2002 and property 3 in 2004.
You can also expand and collapse certain lines of data to expose the details of the individual properties
you are analysing, without having to switch back and forth between this screen and the individual property screen/s.
This is done by clicking on the + or - buttons to the left.
The Advanced version is like having three Standard versions in the one package. The three individual property
screens are exactly the same as the "Main Simulator" screen in the Standard version, with the inclusion of a
combined "Property Analysis" screen, which is the main driver of the graphs, sensitivity analysis, reports and
monthly breakdown.
Here is how the Rental Property Simulator works...
Note: all images shown below are snippets of the actual screen, which is considerably larger
and projects investment details out to 30 years.
All neccessary criteria are input into yellow fields. Inputs that are configurable for
every year up to year 30 (such as the Growth Rate), are auto-projected to all succeeding years
following the year you input the change. This saves you entering a value for every year, therefore
only requiring you to input a value when you think circumstances may change.
Starting with the Main Simulator screen, enter your assumed Purchase Criteria. This includes all
the standard inputs such as the Purchase Price, and your deposit.
An initial LVR% is shown to the right of the Initial Outlay (deposit) field.
Your Loan can be selected as Interest-Only or Principal & Interest and the loan term is also configurable.
The Advanced version has three "Main Simulator" screens to capture details for multiple properties.
Next we have the Investment Details section where you are able to configure the Growth Rate of the
property as well as the Inflation Rate. This section summarises various aspects of the investment.
(Remember, only one or two years are shown in the images below. The simulator projects
the investment out for 30 years)
The Loan Details section contains all the data you need regarding any mortgage you may have on the
property. The interest rate is configurable here. The latest versions also allow you to link your
cash-flow to your loan and alter the loan amount for any year.
Note, all calculations are based on yearly figures. Monthly and weekly averaged figures are also
shown as required.
The all important Rental part of the investment is detailed in the next section. The expected weekly rent
is entered for the first year. You have the options of increasing rent either annually in line with inflation,
a customisable Fixed/Market annual increase, or On Review.
The facility to include a Vacancy Factor is also available.
The next section allows you to input the various depreciation criteria associated with the property. You are
able to choose either the Diminishing Value or Prime Cost method.
The Expenses section details all of your allowable deductions. Expenses are input via an Expenses
screen, which is not shown here. This is a simple screen allowing you to enter all your cash and non-cash
deductions (including management fees).
The latest version also has a facility for you to enter 'once-off' yearly expenses.
Pre-Tax Cash Flow, Post-Tax Cash Flow, Tax Savings, New Top Tax Rate. These are all detailed in the Taxation
section. This section may be the most important of all sections, as it gives you an idea of what is flowing
in or out of your pocket at the end of each financial year.
Your input into this section is your expected gross weekly income (from your current job and/or investments).
A fully functional tax table is included, which is used to calculate your tax payable.
You also have the ability to enter a flat taxation rate, rather than using you weekly income tax rate.
The Returns section provides you with an overview of the possible returns on all money outlaid, and
the returns gained from the investment as a whole. Figures for NPV (Net Present Value) and IRR (Internal
Rate of Return) are also shown.
NPV represents the present day value of the sum of all post-tax cash flows, shown on a yearly basis.
IRR represents the investment return required if you invested your money elsewhere, to achieve the same
level of return for the year you nominate.
The last section, Post-Sale, allows you to configure the sale details of the property, including
selling/legal costs, and CGT details.
As you can see, every aspect of investment property analysis is covered.
Investment Analysis
Once you've entered all the criteria for a property, you are able to start your analysis of the investment.
Apart from the analysis provided by the Main Simulator screen, the Rental Property Simulator also
provides some visual stimulus.
The Graphs screen illustrates some of the key data in a graphical format (not all graphs are shown below).

Also provided for you are five monthly detail screens (for years one to five) showing you various
key details on a month-by-month basis.
A snippet of the Monthly Year 1 screen is shown below.
Two reports are provided for your convenience. These have been formatted specifically for printing and
are useful when comparing multiple scenarios, or can also be used to accompany your investment loan
application (click to view a sample):
